The Dallas-Fort Worth housing market continues its rapid expansion. Plano-based homebuilder, Green Brick Partner, will lead the charge with a significant new development. The company acquired 557 acres of land in Pilot Point, just northwest of Celina.They plan to build more than 2,200 homes. This new community marks another key investment in the booming northern Denton County area.
Jed Dolson is the President and COO of Green Brick Partners. He will have shared that land preparation will begin in November. Construction on the first homes is expected to start by mid-2026. Trophy Signature Homes, a Green Brick subsidiary, will serve as the primary homebuilder. There will be one or two additional builders joining the development at a later stage.
A Natural Extension of Growth
Although home prices in Celina continue to rise, some have stayed. Pilot Point presents itself as a natural next step for expansion along the northern tollway. “We believe Pilot Point is the next community that will benefit from the continued growth along the northern tollway,” Dolson said. This area has potential for exponential growth.
Bobby Samuel is national vice president of land for Green Brick Partners. He will continue to be instrumental in leading the acquisition negotiations alongside Dolson. The purchase was made from a partnership led by DFW Land and Vijay Borra.
Major Projects Signal Growth
This latest development is part of Green Brick Partners’ broader strategy. It is being used to tap into the rapidly growing Celina and northern DFW markets. The firm has several existing communities in Celina. They also have plans for Rainwater Crossing. It would be its sixth Celina neighborhood. It was approved in August 2023. The project will feature over 1,900 homes across more than 550 acres east of Preston Road.
Earlier this year, Green Brick also purchased 400 acres in northeast Celina for a separate project.They will call the area Seven Springs. This neighborhood will include 1,300 homes. These projects come in response to Celina’s meteoric population growth, which led the nation between July 2022 and July 2023, according to the U.S. Census Bureau. Celina’s population surged by 26.6%, making it the fastest-growing city in the country among those with a population of at least 20,000.
“We see the area west of Celina and east of Pilot Point as a natural extension to the rapid single-family development that this area has experienced,” said Caleb Lavey. “Pilot Point is well-positioned for exponential growth over the coming years.”

Green Brick Partners will continue to expand its footprint in the DFW area. It will have been the latest venture in Pilot Point. It will help underscores the region’s ongoing housing demand. Land preparation will start soon and construction to follow in 2026, the development promises to be a major addition to the area, offering thousands of new homes for buyers looking to settle in one of Texas’ fastest-growing regions.
