New Apartment Complex Offers Prime Location and Luxury Living in Oak Cliff

Not every new apartment complex comes with a prime location and luxury living in Oak Cliff. Located in Oak Cliff near the Trinity River, the Oakhouse community offers stunning downtown Dallas views from its ground-floor units all the way up to its resident sky deck six levels up

Luxurious Living Spaces

Residents can choose from two luxury finishes across the different floorplans at the 219-unit complex. The Oakhouse features public spaces with a range of seating areas.It also has a central pool, and a workout facility, among other amenities. One unique feature in many units is a movable island. This allows for as much customization as possible.

The firm’s founders, Katy Slade and Nick Venghaus, have curated two distinct aesthetics for the apartments:

  • “Coastal Grandma”: A lighter, brighter palette with cream accents.
  • “Scandinavian Modern Vibe”: A moodier, yet still airy, gray-infused setting.

Across all apartments, residents will find Whirlpool appliances, spacious closets, LED mirrors, floor-to-ceiling tile, and roller shades.

Community and Accessibility

The Oakhouse is the first completed project utilizing the Dallas Public Facility Corporation. More than half of the units reserved are  for local residents, making 80% of the area median income. This aims to help address housing’s missing middle in the city.

Challenges and Successes

While the firm’s first multifamily project in Dallas’ Oak Cliff neighborhood, 212 Melba, experienced supply chain-related woes due to the COVID-19 pandemic, the Oakhouse project faced challenges from sporadic price escalations in recent years. “The challenge was that as we were working to make sure the product worked with the public facility corporation, we were seeing climbing prices,” said Slade.

Gables Residential is leasing and managing Oakhouse. WDG Architecture served as architect, Swoon led interior design, and Rogers O’Brien Construction acted as general contractor. Mintwood acquired the site from Dallas-based Cienda Partners, which owns dozens of acres in the neighborhood.

Beyond Oakhouse

Mintwood’s other projects in Dallas include the office-to-multifamily conversion of the Peridot Residences in downtown alongside Pacific Elm Properties. Additionally, the firm is part of a 20-acre mixed-use project in Oklahoma City alongside Veritas Development. This project is set to bring a new Mesero restaurant location, a Restoration Hardware, Capital Grille, hotel, and apartment community to the city north of D-FW.
