DFW Housing Markets Among the Hottest in the U.S.

The Dallas-Fort Worth area continues to make waves in the real estate market, with two of its zip codes ranking among the hottest housing markets in the nation, according to new research from Opendoor.

Top-Performing Zip Codes

  • 75126 (Forney and Kaufman County): Ranked No. 6, this area has seen significant growth with more than 77,000 residents spread across 80 square miles. In 2024 alone, over 1,900 homes were sold here, reflecting its status as a sought-after location for homebuyers.
  • 75071 (McKinney and Collin County): Ranked No. 12, this zip code has more than 64,000 residents across nearly 79 square miles. It saw over 1,600 home sales last year, making it a hotspot for real estate activity.

Why These Areas Are Thriving

Forney and McKinney offer a unique blend of small-town charm, proximity to major metropolitan hubs, and strong economic opportunities. Nick Boniakowski, Opendoor’s Head of Agent Partnerships, noted that these fast-growing cities are attracting buyers seeking vibrant communities where they can thrive.

Texas Dominates the Rankings

Texas claimed several top spots in Opendoor’s rankings, with Houston’s 77493 zip code in Katy taking the No. 1 position. Other zip codes from San Antonio and Houston also made the top 10, showcasing the state’s booming real estate market.

Hidden Gems in D-FW

Plano’s 75074 zip code earned recognition on Opendoor’s “Hidden Gems” list for homes priced between $400,000 and $600,000. This area saw a notable increase in new listings within that range throughout 2024, highlighting its appeal to buyers seeking mid-range homes.

Population Growth Driving Demand

Collin and Kaufman counties are experiencing rapid population growth, which is fueling the demand for housing:

  • Collin County: Added over 36,000 residents between 2022 and 2023, the second-largest increase in the U.S.
  • Kaufman County: The nation’s fastest-growing county, with a 7.6% population increase in 2023.

Real Estate Prices in Perspective

  • Collin County: Median home price is nearly $500,000.
  • Kaufman County: Median home price is just over $325,000.
  • D-FW Metroplex: The median price stands at $400,000.
